AIRBNB and other short term rentals in Las Vegas. If you have a home or are interested in purchasing a home in order to short term rent it out you may want to do your research. Due to the increasing popularity of online short-term rental websites such as Airbnb and HomeAway, Clark County is experiencing a growing number of homes being rented out in whole or in-part for short-term stays. Clark County passed regulations the end of 2018 to restrict short term rentals in the Las Vegas valley.
Under the new rules, new short-term rental permits will only be issued for properties where the owner is present during rental periods. Going forward, short-term rentals cannot have more than three bedrooms and they must be at least 660 feet from the nearest other short-term living unit. Since 1998, rentals for fewer than 30 days have been forbidden in residential areas of unincorporated Clark County. Code prohibits short-term rentals of residential properties in unincorporated Clark County. This prohibition applies to any lease of residential property of a period for thirty (30) consecutive calendar days or less.

New laws requires a short-term or “transient lodging” business to be separately licensed and requires an annual license. Further more, Clark County Code requires the imposition of a short-term lodging tax, which must be paid for any short-term lodging operation. The bill also eliminated the option of special-use permits that would offer exemptions from the rules. The measure applies to new applications and doesn’t affect existing rentals or those currently going through the application process.
Check with your HOA!
In addition to the rules and laws of Clark County and Las Vegas, you will also need to adhere to any rules set by your HOA, condo board or co-op. Short term rental hosts must also carry liability insurance of $500K and place a letter-size postcard on the outside of the property including contact information and the maximum allowed occupancy.

North Las Vegas is your best bet if you would like to be a short term rental host. Currently there are no rules, ordinances, or code prohibiting hosting a short term rental, although the location is less desirable to visitors.
