The Sales Team is proudly offering a buyer rebate program to our clients when purchasing a home with us. This buyer rebate is for you to use toward your closing costs or down payment. The amount of the rebate varies and will be explained further below. This offer is good toward new construction as well as resales. New Construction rebates must be approved by the builder. If you are financing a home, the lender normally must approve the rebate. It is a great time to purchase a home in the Las Vegas valley and it is now more affordable. Below you will find a list of Henderson homes for sale from $250,000-$400,000.
The rebate will be disbursed by your escrow officer and will be given to you as a credit at closing. This credit will be automatically deducted from your total closing costs and down payment total, lowering your cash to table amount. The buyer rebate program is as follows.
New Construction (Including Single Family, Condos and Town Homes)
$200,000 + – 1% on the total buyer’s agent commission
Resales (Including Single Family, Condos and Town Homes)
$100,000-$250,000 – 15%
$250,000-$500,000 – 20%
An example of the buyer rebate:
- You purchase a $300,000 home
- Buyer’s Agent’s commission is 2.5% = $7500.00
- A 20% buyer rebate of $1500.00 is credited to you at closing
- You purchase a $500,000 new construction home
- Buyer’s Agent’s commission is 3% =$15,000
- A 1% (total commission) buyer rebate of $5000 is credited to you at closing
The buyers Agent’s commission varies and can range from 1% to 4%. There is no set commission rate by law and each listing differs. If the purchase falls out of escrow no buyer rebate will be offered, it must successfully close. This offer does not apply to clients using “Hope Brings you Home” and the complimentary home warranty is void if you are using the buyer rebate program.
