When you purchase a home in a HOA you are agreeing to abide by the association’s rules and pay a monthly fee for management and sometimes maintenance. HOA’s have their pros and cons. HOA’s can dictate what color you paint your house, what kind of car you can park, how you decorate the exterior of your home and what kind of landscaping you can have. If you decide to purchase a home within a HOA you will be able to review the entire resale package once you are under contract. Nevada law gives buyers 5 days to review the HOA documents. If you see something you don’t like or you do not wish to abide by the rules, you can exercise your right of rescission and cancel the purchase agreement without penalty.
