A snowbird is a term often associated with retirees from the northern part of the United States or Canada that migrate south for the winter. For many years snowbirds flocked to sunny Florida or Arizona. Most snowbirds are retired and are 65 years or older. Recently we are finding younger snowbirds taking flight and discovering Las Vegas is their perfect snowbird destination. Why do snowbirds prefer Las Vegas to other warm and sunny climates? We will discuss the many benefits of considering Las Vegas as a second home. The Las Vegas metropolitan area has a population of just over 2,000,000 residents. Las Vegas is situated within Clark County in a basin on the floor of the Mojave Desert and is surrounded by mountain ranges on all sides. Much of the landscape is rocky and arid with desert vegetation. Our valley consists of Las Vegas, North Las Vegas, Henderson and Boulder City. The famous Las Vegas Strip is centrally located and is host to the most elaborate mega resorts in the world. Our downtown area is undergoing a major renovation and is now home to: The Smith Center for the Performing Arts, Discover Children’s Museum, the Mob Museum, the Neon Museum, the Arts District, Zappos and several government buildings. Residents enjoy many parks, community centers and golf courses throughout the valley. World class entertainment, shopping, dining and gaming can be found on and off the Las Vegas Strip. Las Vegas’ winters are short and the season is generally mild. December, the coolest month, averages 47.7 °F (8.7 °C). The mountains surrounding Las Vegas accumulate snow during the winter, but snow is rare in the Las Vegas Valley itself. Our city experiences an average of 310 days a year of sunshine and very little precipitation (about 4″ a year).
Nevada does not collect state income tax, therefore many snowbirds with multiple homes will declare their home in Nevada their primary residence. Property taxes are reasonable and the over all cost of living in Southern Nevada is lower than the national average.
For the outdoor enthusiasts Las Vegas is in close proximity to Mount Charleston, the Red Rock Canyon National Conservation Area, Valley of Fire State Park, Lake Mead National Recreational Area and it is an easy drive to the fabulous beaches of California. We are approximately 4 hours from the Grand Canyon National Park. Residents and visitors enjoy incredible hiking, golfing, biking, swimming, boating, off road activities and nearby skiing.
We have four Sun City Communities located throughout the valley. These communities are all age restricted (55+) and offer residents amazing amenities and an incredible lifestyle.
